We look at every lot on the site visit, pour footings to standard depth, and go deeper when the soil or the site calls for it.

Apex HOAs vary. Bella Casa has detailed architectural guidelines, including material and color palettes, and Scotts Mill requires pre-approval before exterior work. We design with your HOA's guidelines in mind, handle the permitting, and give you the drawings and documentation your HOA asks for. The HOA submission itself comes from you as the homeowner.
